  • Every privately rented home in the included wards needs a licence unless it's an HMO (which has its own licence) or exempt.

  • If you own several flats in one building, the council offers a multi-dwelling licence.

What to have ready

Gas safety certificate, electrical safety report (EICR), EPC, tenancy details and deposit protection details. Newham's standard conditions include property checks by the licence holder every 6 months, so a simple record of each check helps.

After you're licensed

Put the licence end date in your calendar next to your certificate dates. The free MTD deadline calendar adds your tax dates too.

Larger shared homes (HMOs)

A home let to five or more people from two or more households who share a kitchen, bathroom or toilet needs a mandatory HMO licence, everywhere in England. That is separate from selective licensing. Our guide Do I need a landlord licence? walks through every type.
